Does a tenant have to leave when served with notice?

No – (assuming the notice is valid) the notice is a formal statement that the landlord requires possession of the property – it does NOT end the tenancy.

The tenancy can only be ended by surrender (express or implied) or enforcement of a court order after the date for possession by the execution of a warrant for possession.
