The tenant’s son has turned 18 should he be included in the tenancy agreement?

We prefer if all adults occupying the property are named in the tenancy agreement. However, unless you have good reason to include the son in a tenancy agreement (e.g. insurer or lender require it) we recommend you do nothing and allow the son to remain in occupation as an ‘excluded occupier’ (guest) of the tenant – occupants over 18 do not need to be tenants.
