It is is important that landlords or their agent do not get bogged in technical details at this stage and fulfil their overriding statutory obligation to maintain the gas installation in a safe condition. For the safety of the tenants, the engineer will have isolated the gas supply To the faulty fitting so it is imperative for the comfort and safety of the tenant that the fault is addressed quickly.

If the same fitting passed the safety check last year but failed this year then at least one of the following has changed:

  • Rules – the regulations, standards, procedures and instructions related to gas safety can and do change
  • Engineer – in theory all registered engineers operate to the same regulations, standards, procedures and instructions. In practice the knowledge of, adherence to and interpretation of these will vary (sometimes greatly) from engineer to engineer. The engineer who has carried out the safety check can only explain their own actions and not the actions of engineers who have gone before him.
  • Time – fittings wear, corrode or degrade with time
