The Tenancy Agreement is sent (via e-mail) to one tenant at a time for (electronic) signature starting with the Lead Tenant. Immediately the Lead Tenant checks (ticks) all the pages and signs the agreement, it is sent automatically to the next named tenant on the Tenancy Agreement until all tenants have checked and signed.

The Tenancy Agreement cannot and should not be checked and signed by more than one tenant at once – each tenant will individually receive the Tenancy Agreement in turn for checking and signing.

The Tenancy Agreement may (where applicable) have other documents attached which also require checking (ticking) and signing including:

  • Pet Policy
  • Settled invoice for the professional cleaning of the property
  • The current Energy Performance Certificate (EPC)
  • The current Gas Safety Certificate/Record
  • A Legionella Information Leaflet
  • The current version of How to rent – The checklist for renting in England
  • The Prescribed Information Relating to Tenancy Deposits together with The Deposit Protection Service (DPS) Custodial Terms and Conditions
  • Copy of superior lease
