Yes for all the tenancies we grant, the tenant agrees to at least once every nine months of the tenancy to have working chimneys at the property made use of by the tenant swept by an appropriate person.

Contract aside, the frequency of chimney sweeping is covered by:

  • Manufacturers instructions for any stove installed in the property;
  • Conditions in the home insurance policy;
  • Type of fuel, appliance used, duration of use, moisture content of wood fuel, type of chimney;
  • Recommendations from the chimney sweep, the Fire Service and trade associations such as The Guild of Master Chimney Sweeps (can range from quarterly for wood to annually for smokeless fuel).

Sweeping the chimney not only removes particles such as soot from the chimney but can also remove blockages such as bird’s nests. If the weather were to suddenly turn cold the tenant or their visitors are unlikely to commission a chimney sweep before lighting a fire!

The cost for a chimney sweep to attend the property is miniscule compared to the potential financial loss and trauma you could suffer as a result of a chimney fire.

Finally, having a carbon monoxide alarm fitted is not a substitute for chimney sweeping.
