The purpose of a periodic inspection is to:

• Check the tenant is happy with the property and tenancy
• Ensure the tenant is complying with the terms of the tenancy agreement
• Identify any repairs or maintenance required to the property, fixtures, fittings, or contents
• Ensure compliance with relevant legislation
• Compliance with insurance requirements

We respect the fact that during a tenancy the property is the tenant’s home and how they choose to live is their choice. The periodic inspection is NOT intended as a check of the tidiness of the tenant’s belongings, furnishings, or equipment within the property. Periodic inspections are of a superficial nature and are neither an inventory check nor a survey. Also, we do not inspect under or behind anything that is the property of the tenant nor under or behind any appliance, equipment or furnishings that are the property of the landlord.

Inspections are the ‘eyes and ears’ for the landlord and as such all observations made during the inspection will be recorded in an inspection report, a copy of which is sent to the landlord. As the tenant agreed to keep the interior of the property during the term in as good and clean state of repair condition and decoration as the property was in at the commencement of the tenancy, observations relating to the cleanliness of the property will be recorded in the inspection report.
