With the enactment of the Tenant Fees Act 2019, there are some things you need to be aware of that affect lets with pets:
- You can no longer insist a tenant pays a Tenancy Deposit higher than 5 weeks rent.
- You can no longer require a tenant to enter into a contract with a vet, pest controller (treatment of the property for fleas and parasites at the end of the tenancy will have to be arranged by you at your cost) or cleaner (professional cleaning of the flooring and furnishings at the end of the tenancy will have to be arranged by you at your cost).
- You can no longer require a tenant to have tenant liability insurance or third-party liability insurance for their pet.
- Tenants are entitled to fair wear and tear (but not damage) – consider how much extra wear and tear there will be from the tenant keeping the pet and whether it justifies asking the tenant to pay a higher rent or whether any higher rent offered by the tenant will cover the additional wear and tear.
