With the legal hurdle removed, there are other things you may need to consider that may restrict the operation of a business from the Dwelling:
- Tenancy Agreement – conditions in any current tenancy agreement
- Superior Lease – covenants in any superior lease
- Insurance Policy – the landlord’s insurance policy
- Lenders Terms
Consider also the following:
- Wear and Tear – the operation of a home business may increase the wear and tear on the property; the tenant spending longer hours in the property, the consultant’s clients visiting, the hairdresser’s hair dye on the flooring etc.
- Nuisance to Neighbours – noise, increased footfall, increased traffic, parking issues
If your tenant wants to run a business from home, ask them about the nature of the business and consider the above before giving consent.
