The decision to grant a tenant consent to keep a pet at the property during a tenancy always rests with the landlord – Jungle Property have no blanket policy on pets and believe every case needs to be treated differently.

With the enactment of the Tenant Fees Act effective 1st June 2019 Deposit payments over 5 weeks rent will be ‘prohibited payments’ – a side-effect of this is that landlords will be less inclined to accept pet owners who were traditionally charged a higher Deposit. Increasing the rent is a viable and legal option that some landlords will exercise (subject to negotiation) but this will always be the landlords decision.
If a tenant has paid a Tenancy Deposit of 5 weeks rent, there would be no additional Deposit for a pet. If a tenant has paid a Tenancy Deposit of less than 5 weeks rent, the additional Deposit for the pet would be the difference between the amount paid and 5 weeks rent.
