The terms relating to the termination of your tenancy are specific to your tenancy and defined in your Tenancy Agreement.

At the end of the fixed term (term certain)

If you wish to leave at the end of the fixed term, you must notify the landlord or his agent in writing at least one calendar month before the end of the fixed term.

After the fixed term (term certain)

If the tenancy extends beyond the fixed term it becomes a periodic tenancy. If you wish to leave during a periodic tenancy you must notify the landlord or his agent at least one calendar month before the notice period expires and the notice period must expire at the end of a tenancy period which equates to the day number before the day of the commencement date of the original tenancy. For example, if the original tenancy started on 20th of the month the tenancy period ends on 19th and the notice period must expire on 19th.
