You cannot end your tenancy within the fixed term without penalty. The Tenancy Agreement you signed is a legally binding contract for a fixed term so you are liable to pay rent for the whole of the term. Tenants needing to end the tenancy before the end of the fixed term may be able to negotiate with their landlord to be released from their contract, but this is a matter for personal agreement between the landlord and you. Landlords may or may not oblige by attempting to re-let early if you agree to pay out of pocket expenses – these should be agreed in advance.
Alternatively, you may find an alternative tenant for the landlord, though any prospective tenant would need to go through the tenant referencing process and you will be expected to cover any additional costs incurred as a result.
