The Check-Out is carried out by a independent professional inventory clerk but may optionally be carried out by the landlord or his agent. An independent clerk is employed to help ensure the inspection is as unbiased as possible. A professional clerk will have the skills and experience for accurately assessing the state and condition of the property. Where possible we employ the same clerk for the Check-Out as the clerk that compiled the Inventory and Schedule of Condition Report at the start of the tenancy as they will know the state and condition of the property at the start of the tenancy better than anyone else.
If a dispute were to arise, the fact that we have employed an independent professional inventory clerk will add credibility to any evidence submitted.
