The best case scenario is that the Tenancy Deposit funds will be available in your bank account within 5 calendar days. The actual time taken is dependent on the following factors:

  • Time taken for the landlord/agent to initiate the release of the Deposit (or respond to the tenant’s repayment request)
  • Time taken for landlord/agent and tenant to agree any compensation (which could involve arranging cleaning, repairs or decoration or quotations for any of these)
  • Time taken for the tenant to respond to the landlord’s repayment request

For undisputed returns, it is widely accepted (though not law) that the Tenancy Deposit should be returned within 10 days of the tenant requesting it (or the last day of the tenancy). A tenant cannot request the return of their Tenancy Deposit before the tenancy ends.
