Under the terms of our Full Management client agreements we have authority to spend up to an agreed limit on repairs (typically £150) without the express consent of the landlord.

Where an Emergency repair is required, we will act as an agent of necessity. Under law of agency an agent of necessity arises where a hazard or danger to life or limb or to the fabric of the property arises and in order to protect life and the property we will act for and on behalf the landlord.

Where a landlord has an insurance policy covering Emergency repairs we utilise this as appropriate to deal with any Emergency.

We will contact the landlord as soon as convenient as we deem necessary but in emergencies our overwhelming priority will be to deal with the Emergency first.
